Coverage and strategy

Built for real decisions, not generic checklists.

Each recommendation is customized to your goals, eligibility profile, and budget priorities.

Double tax advantage

Contributions reduce your taxable income the same way RRSP contributions do, and qualifying withdrawals toward your first home come out completely tax-free the same way TFSA withdrawals do.

Eligibility clarity

We confirm first-time home buyer status, age, and residency requirements before you open an account, so contribution room isn't wasted on an account you can't use.

Contribution pacing

We build a realistic monthly or quarterly schedule toward the $8,000 annual room and $40,000 lifetime maximum.

Home Buyers' Plan coordination

We show you how an FHSA can be combined with the RRSP Home Buyers' Plan for the same home purchase, and when that combination makes sense for your down payment.

FHSA eligibility & limits

What to know before opening an FHSA

An FHSA has specific rules around who qualifies, how much you can contribute, and how long the account can stay open — we walk through all of it before you commit.

First-time buyer test

You (and your spouse or common-law partner) must not have lived in a home you owned as your principal residence in the current year or the preceding four calendar years.

Age & residency

You must be a Canadian resident, at least 18 years old, and no older than 71 in the year you open the account.

Annual & lifetime limits

Contribution room is $8,000 per year, up to a $40,000 lifetime maximum, with up to $8,000 of unused room carried forward to a future year.

15-year account window

An FHSA can stay open for up to 15 years, or until the end of the year you turn 71, or until the year after your first qualifying withdrawal — whichever comes first.

Common questions

Answers before you apply.

It's not either/or — many buyers use both. We explain how combining FHSA contributions with the Home Buyers' Plan can maximize your total down payment on the same purchase.

You can transfer FHSA savings to an RRSP or RRIF tax-free without using up your RRSP contribution room, so the money isn't locked to a home purchase.

Yes. We help you sequence contributions across FHSA, TFSA, and RRSP so you're not leaving any tax-advantaged room unused.
